What is the CRU/IDUFIR of a Property in Spain?


The CRU- Unique Registry Code (former IDUFIR - unique identifier of registered property), regulated in article 9 of Law 13/2015, is configured as the unique identifier of registered properties at the national level, generated from an identifier system unique designed by the College of Registrars.


According to article 9 of the Mortgage Law, the real folio of each property will necessarily incorporate the unique registry code of that one.

Therefore, each registered property will display a unique and invariable code that will facilitate its unequivocal identification and the location of the property in the registry books.

The proof of the CRU will be made by means of a note in the margin on the folio of the registered property.
